NEW YORK CITY-PostWorks, New York, Trinity Real Estate’s flagship tenant at 100 Avenue of the Americas, expanded to 112,355 sf on floors six, 10, 11, 12 and 14. The company presently occupies the entire 10th and 11th floors, as well as parts of the 12th and 14th. Asking rents in the building are in the mid-$40s range.

The lease calls for the company to expand its facilities here by taking an additional 7,453 sf on the 14th floor; 12,180 sf on the 12th floor; and the entire sixth floor comprising 22,471 sf. Jason Pizer and Peter Fontanetta of Trinity Real Estate negotiated the PostWorks expansion.

PostWorks is also close to leasing the entire third floor and part of the fifth, which would soon bring its total occupancy at 100 Avenue of the Americas to 139,000 sf. The continuous growth of motion picture and broadcast video in New York, the addition of two new mixing suites, and the firm’s merger with mobile services provider Orbit Digital have all contributed to PostWorks’ expansion in Hudson Square.

In May of 2005, the company inked an 11,000-sf lease at the facility. In the summer of 2003, the digital post-production facility inked a 10-year deal for 26,000 sf of space.

Carl Weisbrod, president of Trinity Real Estate says, “since coming to Hudson Square in 2003, we have watched PostWorks flourish, becoming an anchor in our neighborhood of creative service companies in film, television and radio broadcasting, and design. We are pleased to have this prominent company grow within our community.”

Locally based Trinity Church maintains a portfolio of more than six million sf. The 17-story, 333,994-sf building at 100 Avenue of the Americas is located between Grand Street and Watts Street. In addition to PostWorks, it is home to a variety of tenants, including Aveda, Uniworld, Bates Healthworld and Jobson Publishing.
