DALLAS-An Atlanta-based consultant, who helped to structure Rainier Capital Management LP, has joined the 16-month-old company as senior partner and executive vice president. The new top executive also gets the president’s job for Rainier’s property management group.

Timothy C. Nichols tells GlobeSt.com that he will share equal ownership in the company with J. Kenneth Dunn, president. The Dallas-based Rainier Capital, which includes several behind-the-scenes owners, has an 11-member staff plus shares services with the Cawley Cos. Nichols, who will chair the investment committee, also gets a seat on the advisory board with Dunn and co-founder Richard Cole.

“If there can be a division, Ken is on the acquisitions side and I’m on the capital side,” Nichols says. “It was inevitable, but we never had all the terms worked out.” He and Dunn spent a year structuring Rainier Capital before the July 2003 launch, but the duo’s worked together on projects since 1996. With the partnership stake, Nichols plans to relocate in the summer to Dallas.

Nichols has participated in the underwriting and placement of several of Rainier’s key real estate acquisitions, including structuring tenant-in-common syndications for 1031 Exchanges. Rainier Capital is bearing down on a $200-million year for acquisitions and investments. Its specialty is placement of mezzanine debt and preferred equity into retail, office, multifamily, industrial and hotel properties in the US.
