Another Upscale Apartment Compound Reaches Completion

ROCKVILLE, MD-Construction has concluded on Westchester at Rockville Town Center, a new luxury apartment community near the Rockville Metro station. Rockville’s Clark Realty Builders served as general contractor for the project, spearheading construction activity on behalf of property developer Archstone/Smith Communities, a McLean, VA-based REIT that spent $19.5 million to complete the multifamily complex.

Located on Hungerford Drive within close proximity to Interstate 270, Westchester at Rockville consists of six four-story buildings surrounding a four-level parking facility offering direct access to each floor of the apartment structures. Designed by the Houston-based architectural firm of Kaufman Meeks & Partners, the complex features a fitness center, swimming pool, clubhouse and media room.

Westchester at Rockville will, most likely, attract a great deal of attention, as the demand for luxury apartment options in Rockville is still relatively high. According to Delta Associates’ Third Quarter 2004 class A Apartment and Condominium Market report, the vacancy rate among class A garden-style apartments like Westchester at Rockville as of Sept. 30 was a low 3.6%, down more than 1% from the same period in 2003.

Indeed, a great many developers have jumped on the bandwagon in the city, putting forth a variety of new projects. Other new properties include the 455-unit Avenue at Traville, the 413-unit the Gallery at White Flint Place, the 349-unit Jefferson at Congressional Village, and the 233-unit Jefferson at Thomas Farm.
