Marketer, Manufacturer Ink Industrial Deals

BREA, CA-Vident, a marketing and educational training service provider for the dental industry, has signed a $3.5 million lease renewal on a 43,316-sf industrial building at 3150 E. Birch St., according to Voit Commercial Brokerage. The company, which has been at the location since 1994, was represented by Louis Tomaselli and Mitch Zehner of Voit, who also represented the landlord, J. Victor Construction.

In the Cypress transaction, Korean mobile handset manufacturer Pantech signed a six?year sublease with New York?based L?3 Communications to occupy an entire 85,773-sf building at 11240 Warland Drive in a transaction valued at $3.3 million, according to Cushman & Wakefield. The high image tilt?up industrial building constructed in 1998 will serve as the headquarters and distribution center for Pantech’s newly formed North American operations. The company was founded in 1991 as a manufacturer and exporter of wireless pagers and today is one of Korea’s largest cell phone manufacturers. The building is near the intersection of Valley View and Katella near the Los Alamitos Race Track. It was vacated by L?3 in April of 2004 when the company relocated its Cypress product manufacturing facility to St. Petersberg, FL, according to Cushman & Wakefield’s Robin Dodson, who along with John Minervini and Erik Larson represented the sublandlord.

The building is owned by Warland Investments, a family?owned investment builder with holdings in Orange and Los Angeles counties. John Shumacher and Barry Hill of CB Richard Ellis represented the tenant.
