DENVER-Developers Erik Osborn and Breckenridge Brewery Partners break ground today on the 27-unit, $14-million Diamond Loft project. The building, with 6,000 sf of retail space on the ground floor, will be at 22nd and Blake streets next to the Breckenridge Brewery and catty-corner from the main entrance to Coors Field.

Units will be priced from the mid-$200,000s to mid-$600,000s, and will range in size from about 800 sf to 2,200 sf, says Osborn, principal of Osborn-Solen. “I think the buyers will be single guys and gals with good incomes, as well as young married couples,” Osborn says. “I think we’re hitting the price points well.” Osborn adds he wouldn’t be surprised if some of the units are purchased by professional athletes–either Colorado Rockies, who could walk to work during home games, or members of the Colorado Avalanche, less than a five-minute drive from the building.

The building, designed by the local architectural firm of Buchanan Yonushewski Group, has all of the amenities of the top buildings in nearby LoDo, or in the Central Platte Valley, but at a price that is $40 per sf to $60 per sf less, Osborn tells GlobeSt.com. Brad Buchanan, principal of the group designing the buildings, says the main architectural cues will come from brick warehouses in the area, but the design also was influenced by Coors Field. Amenities include stainless steel appliances, granite countertops, air conditioning, balconies and underground parking, Osborn says.

Principals of the Breckenridge Brewery, a microbrewery, own the land, Osborn says. One small, non-contributing building once used to brew beer will be razed. The deal has been in the works for more than a year, but a year ago the market was too soft to move forward, Osborn says.
