IRVINE, CA-Two law firms and a computer company have signed leases totaling more than 60,000 sf, with an aggregate value of $10 million, that have brought the occupancy to 95% at the 307,559-sf Opus Center Irvine II, according to Opus West.In the latest and largest of the leases the law firm of Watt, Tieder, Hoffar & Fitzgerald LLP signed a 10-year lease for 27,556 sf in an expansion from 18,000 sf at Jamboree Center. Jeff Manley of Cresa Partners represented Watt, Tieder, Hoffar & Fitzgerald, with Opus West represented by Al Masters and Dean Chandler of the Newport Beach office of CB Richard Ellis. The law firm is expected to move in by Aug. 1.The other new tenants at Opus Center Irvine II, which is a 14-story, 307,559-sf development at 2040 Main St. within the Irvine Concourse, are: Computer Associates, 22,909 sf for 10 years; Law firm Clausen Miller LLP, 10,147 sf for 10 years in a relocation from Fashion Island in Newport Beach; Orange County Court Reporters, 5,500 sf for five years; Ameribanq, 11,000 sf for three years; and Secured Capital Corp., 3,000 sf for five years.Paul Marshall, SVP of real estate for Opus West, credits the six new leases at the class A high-rise to the popularity of the Orange County Airport office submarket as well as the specific location and amenities of the Opus building. Opus Center Irvine II was completed in September 2002 and is adjacent to the 12-story, 282,000-sf Opus Center Irvine I, which Opus West completed in October 1999. The company is also developing a 341-unit apartment complex and a 202-unit luxury condominium community along Jamboree Boulevard.
