Lease Expansion Brings Dreyfus Property to 100% Leased

WILTON, CT-PanAmSat Corp, a major satellite video and data broadcasting service company, has signed a lease expansion at the recently completed Twenty Westport Road property here. The deal brings the 335,000-sf building to 100% occupancy.

Officials with Louis Dreyfus Property Group, the developer/owner of the building, report that PanAmSat Corp. has committed to an additional 10,732 sf, bringing its leased space at the property to approximately 86,000 sf. The company is relocating its corporate headquarters from Greenwich.

David J. Friedman, northeast regional vice president of Louis Dreyfus Property Group represented the building owner while Paul Kauffmann of Cushman & Wakefield of Connecticut represented PanAmSat in the deal. “We are very pleased to announce the completion and 100% leasing of Twenty Westport Road,” Friedman says.

Other companies moving to Twenty Westport Road include Louis Dreyfus Group, the parent company of Louis Dreyfus Property Group; News America Marketing, which is relocating its headquarters from Norwalk; John W. Henry & Company, and New Zealand Lamb Cooperative. News America Marketing moved into its space at Twenty Westport Road on Monday, June 18. PanAmSat is scheduled to relocate to the property in July, followed by Louis Dreyfus in August and the New Zealand Lamb Cooperative in September or October.

Twenty Westport Road features two wings with approximately 167,500 sf of space on three levels. The wings are connected by enclosed bridges on each level and result in floor plates of 56,000 sf to 115,000 sf. The building, designed by Kevin Roche John Dinkeloo and Associates, offers amenities such as: a full-service cafeteria, a fitness center, conference facility and covered parking.

While the company has fully leased its Twenty Westport Road property, it can’t as yet break ground on its Connecticut Place project in Downtown Stamford. Friedman confirmed reports that Fact Set, a financial information provider based in Greenwich, has decided not to move forward on a lease at the proposed 23-story, 574,000-sf building. The company had been in protracted lease discussions with the developer for approximately 140,000 sf of space.

However, Friedman reveals that Louis Dreyfus is in lease discussions with three area companies for a total of approximately 300,000 sf of space. He adds that he is hopeful those deals will close soon which will allow the developer to begin construction on the downtown Stamford high-rise building by the end of this summer.
