KANSAS CITY, MO-The historic Kansas City Club, at 1228 Baltimore, may soon also be a home to those who would like to own an upscale condominium in the heart of downtown.

Members of the 80-year-old private club are considering an offer by architect Thomas R. Nolte and an investment group to modify the seventh through eleventh floors into condominiums with a minimum price tag of $300,000.

Condominium sizes would range from 2,500 sf to 9,500 sf for an entire floor. The condominiums would replace the club’s existing and sparingly used 65 guest hotel rooms.

The first six floors and the 12th and 13th floors would remain as a part of the Kansas City Club. Developers would like to open a four-star restaurant on the top floor.

Cost for the renovation would be in the neighborhood of $6 million, says Nolte. The condos would be sold as shells and any modifications or design work would be done at an additional expense.

“Originally, we looked at rehabbing this building as office or mercantile space,” Nolte said. “And it became very expensive. By doing the renovation this way, it can be both lucrative and creative.”There has yet to be a combination of this kind in Kansas City. Nolte says he has already received one offer for a pre-sale and three club members called interested in a lease.

Although it’s not official, Tom Martin Construction seems to be the front runner for obtaining the contracting job. Nolte and his investment group have six months to finalize plans with club members.
