WOBURN, MA-MediaTek, Inc.–the fables semiconductor company–is moving south from Wilmington, MA to the MetroNorth Corporate Center, here. The technology company is taking 49,626 square feet spread over the first and second floors of 120 Presidential Way. This lease brings the three-story, 74,194-square-foot building up to full occupancy. Richards Barry Joyce & Partners negotiated the lease for the owner, National Development and Grubb & Ellis repped MediaTek.

“MetroNorth Corporate Center is one of the region’s premier office parks,” says Jonathan Varholak of RBJ, in a statement. “It is attracting excellent tenants, due to its amenities, location and options for growth.” The corporate center is a 1.2-million-square-foot office park with 570,000 square feet of office. The two buildings–120 Presidential and 150 Presidential–are both fully leased, while 200 Presidential has all 202,000 square feet still available. The newly built 200 Presidential will be available for occupancy in Q2 of 2009, according to MetroNorth’s website.

The corporate center is located in the 128 North Submarket, near the Interstate-93. The in-park amenities include a Marriot Residence Inn, full-service cafeteria and locker room/shower facilities. As of Q3 of 2008, Cushman & Wakefield average the price per square foot in the 128 North Submarket is $22.59.

MediaTek is headquartered in Hsin-Tchu, Taiwan. The chairman and CEO of MediaTek, Ming-Kai Tsai says, in a statement, “We are growing globally and are looking to attract additional talent to execute upon the corporate vision and expand our existing presence in the Boston area and beyond.” According to MediaTek’s website, their “wireless division staff from Analog Devices, Inc. will be housed here and will develop multi-generation analog and digital chipsets for wireless applications.”

The terms and price of lease were undisclosed and MediaTek nor National Development returned inquiries by deadline. RBJ’s is the exclusive leasing agent for this property and the team for National Development consisted of Jonathan Varholak, Brian McKenzie and Ron Friedman.
