EL SEGUNDO, CA-Saber Realty Partners of Los Angeles has acquired a 32,586-sf industrial building here that was vacant when the company went under contract with it, but Saber filled the entire building during escrow when the Aerospace Corp. signed a 10-year, triple-net lease for the property. The building, which was constructed in 1979, is at 2200 E. Grand Ave. at a location that is described as convenient to local amenities including restaurants, hotels, banks and fitness centers—as well as adjacent to Los Angeles International Airport with immediate access to the 105 and 405 freeways.

Principal Greg Sackler of Saber notes that the deal is the second recently closed transaction for the firm, whose other recent acquisition was a 30,900-sf building called Air Cargo Center at 3902 E. Air Lane Dr. in the Phoenix market, adjacent to the western edge of Sky Harbor International Airport. Sackler and fellow Saber principal John Bertram are looking for both core and undervalued assets throughout California, Arizona, Colorado, Texas and Costa Rica.

The move into the building represents an expansion for the Aerospace Corp., which was represented by Dave Kudrave in the lease transaction. Saber purchased the building for $7.05 million andwill be investing another approximatesly $2 million for tenant improvements and other capital improvements. Saber was represented by Grafton Tanquary of CB Richard Ellis in the sale. The seller represented by Bill Bloodgood and Bob Healy of CBRE.
