Sebesta Blomberg Moves to 200 W. Madison

CHICAGO-Sebesta Blomberg, headquartered in Roseville, MN, has signed a seven-year lease for 6,102 sf at 200 W. Madison. The engineering firm is relocating its Chicagoland office to the West Loop from 9550 W. Higgins Road, Rosemont, IL.

Jonathan Gordon, senior associate with Transwestern, represented Sebesta Blomberg in the lease transaction. Tamara Kos, with Transwestern, represented building owner Tishman Speyer. The engineering firm specializes in sustainability for buildings, such as LEED certification and energy efficiency, Gordon says. “They expect a lot of the business with the LEED certification to be done downtown, so they will be closer to their clients,” Gordon says. “And, they can attract better talent by being downtown.”

The firm will use low-energy lighting, recycled materials and low-toxic materials in the space in addition to using natural light, says Brian Rener, director of engineering and operations for the firm. The 920,000-sf office building was constructed in 1983.

The building is 83% leased, Gordon says. Building amenities include a fitness center and coffee shop. The asking lease rate for the building is between $23 per sf and $25 per sf, net, he says. Other tenants in the building are Valuation Research Corp. and Lillibridge.
