BUCKEYE, AZ-An underserved yet booming residential area in a West Valley submarket town has spurred a $13.5-million development of a 66,641-sf shopping center.

Sundance Crossings will begin to rise in the fourth quarter at the corner of Yuma and Dean roads. It will take about eight months to deliver the space.

“This is a 25-acre site, of which 13 acres is being used for the retail center, and the balance of the land will set aside for a future office project,” says Ron Keeton, real estate manager with RDB Development in Phoenix, which is designing, developing, managing and leasing the Sundance Crossings. The groundbreaking for the office project has not yet been determined.

Keeton tells GlobeSt.com that the preleasing campaign will begin within six months now that a construction schedule has been set for the retail component. And, he predicts, the project is likely to attract strong interest. “We have a center similar to this at highway 303 and Greenway,” he adds, discussing the just-completed RDB development, Greenway Crossings, on the city’s far west side. “Tenants have seen this and are wondering if we’re building other locations.”

Keeton says the area holds particular interest for Roger Buttrum, RDB Development’s owner, because of the surrounding and fast-growing residential development. That’s what led Buttrum to buy the 25-acre parcel last summer, according to Keeton.

“Buckeye has been a sleepy town for many years, but as available land purchases grew so has residential housing,” Keeton says. “There’s not a whole lot there right now in commercial or retail centers and this is an underserved area. We feel we’re in the right place at the right time.”
