Toxikon Acquires 45,000-SF Facility

BEDFORD, MA-Opta Foods Ingredients Inc. sold 25 Wiggins Ave. to Toxikon Corp. for $4.8 million. Opta Foods, a developer of proprietary food ingredients, previously fully occupied the building. It has leased back part of the building to maintain its corporate headquarters at this location.

Brian Hines, principal, Michael Dalton, senior vice president and Sean Teague, principal of Trammell Crow Co. represented Opta Foods and procured the buyer. “This was a win-win situation for both parties,” says Dalton who points out that Toxikon needed expansion space to accommodate its growth.

The single-story office and laboratory facility, which was built in 1978 and renovated in 1996, is situated on eight acres at the Route 495/Route 2 interchange. According to Grubb & Ellis’s most recent statistics, the average asking rent for industrial space in the area–which includes flex space–is approximately $8 per sf.
