ARLINGTON COUNTY, VA-Those who want to avoid harrowing commutes and enjoy the freedom of living, working and playing in the same neighborhood will soon have additional options. A move has been made to allow more mixed-use developments–specifically more commercial projects with residential components–to adorn the streets of Arlington County with the county board’s signing off on changes to two relevant zoning ordinances. The modifications will protect the integrity of existing neighborhood commercial districts while, simultaneously, opening the door for public consideration of new mixed-use projects.

The first amendment would allow for the creation of mixed-use properties at a 25% higher density than straight commercial properties in service commercial-community districts, or C-2 districts. The second amendment involved would bar solely residential developments in C-2 regions.

“The board believes these changes will preserve small businesses and neighborhood retail,” Paul Ferguson, county board chairman, says. “In addition, the new residential development options will make more ‘live-work’ opportunities possible, where shop owners can live above their businesses.
