DENVER-Locally based AmeriVest is forming an alliance with Trammell Crow to lease and market all of its office buildings in the metro area. AmeriVest is the only national REIT that exclusively serves small and medium-sized tenants. Indeed, it is one of the smallest national, publicly traded office REITs in the country.

“AmeriVest is focused on small and medium-sized tenants, and we believe we can better serve this important market by further streamlining our services and presenting tenants with a consistent team of brokers,” Charles Knight, president of AmeriVest, tells GlobeSt.com.

“We’ve had outstanding relationships with other Denver firms, including Fuller and Co. and Transwestern, but Trammell Crow provides a national presence, which will be key as our company continues to grow outside of Denver,” Knight adds. “Now all of our tenants will have a single point of contact for all their leasing needs, something that will make their lives much easier and help them to run their businesses more efficiently.”

Ann Sperling, who heads Trammell Crow’s local office, which includes the Rocky Mountain region, tells GlobeSt.com that the new arrangement will benefit AmeriVest and the tenants.

“By consolidating leasing efforts to a single team of brokers, tenants will be able to see the whole portfolio, find the option that is best for them and simplify the leasing process even more,” she says.

“We’re well positioned to help AmeriVest in the short-term, while looking towards their future needs in this and other markets,” she tells GlobeSt.com.

AmeriVest currently owns and manages about two million sf in Denver, Dallas, Phoenix and Indianapolis. About 650,000 sf of it is here, with Dallas and Phoenix being its other major markets.

If Trammell Crow does a good job here, Knight may turn over the entire portfolio to the company. Sperling tells GlobeSt.com that Trammell Crow already leases AmeriVest’s largest building in Phoenix.

Knight notes that most of the company’s growth is coming from the type of small tenants that he serves, not from the giant Fortune 500 companies. “The future of America’s economic growth is clearly within its small and mid-sized businesses and we felt they are currently being under-served by big office REITs,” Knights tells GlobeSt.com.

“Our relationship with the Trammell Crow Co. will help us serve this important market segment better than ever before.”
