IRVINE, CA-Opus West Corp. has landed two new full-floor tenants at its 14-story Opus Center II office tower, which has reached approximately 65% occupancy with the signing of the two new leases.

The two new Opus tenants will be Morgan Stanley and Computer Associates, each of which has signed for 22,909 sf and for a term of 10 years at the 307,559-sf class A building at Main Street and MacArthur Boulevard. Financial terms of the leases were not disclosed. Asking rates at the office project are $2.60 per sf per month, full service gross.

The Morgan Stanley lease will consolidate two Orange County offices of the financial services and securities concern, and will relocate approximately 100 employees to the company’s new space at the Opus development. Computer Associates will consolidate its Irvine and Huntington Beach offices at the Irvine location, Opus officials say. Al Masters and Dean Chandler of the Newport Beach office of CB Richard Ellis represented Opus West in both of the leases. Morgan Stanley was represented by Leland Bruce of the Staubach Co., while Computer Associates was represented by Bob Simpson and David Jonas of BT Commercial in San Jose.

Paul Marshall, SVP for Opus West, says the two deals illustrate increased levels of activity at Opus Center Irvine II, which was completed in September. The building features a conference center, workout facilities, showers and indoor bicycle storage in a location close to restaurants, hotels and the Sports Club Irvine.

The building is part of a three-phase development project planned by Opus West, which, upon completion, will total approximately 930,000 sf of office space. One of the largest tenants in the Opus Center Irvine II building is the law firm of Knobbe, Martens, Olsen & Bear LLP, which occupies approximately 134,000 sf.

Among other tenants at the property are Ford Motor Co. in 6,047 sf; the law firm of Nixon Peabody in 6,000 sf; and cheese manufacturer F&A Cheese in 7,500 sf.

From its Southern California regional headquarters in Irvine, Opus West is currently developing or has completed five million sf of office, industrial and retail space in Orange County, San Diego, Los Angeles and the Inland Empire. This includes significant build-to-suit and design-build developments and a recent entrance into the region’s apartment market with a proposed 343-unit apartment community in Irvine.
