GRAND PRAIRIE, TX-A California company has set up shop in a 20,000-sf building in Grand Prairie’s section of the Great Southwest Industrial District, picking the site from a list of six for its first location in Texas.

American Hometex Inc. of Hayward paid $550,000 for 2969 Red Hawk, which is now being used as a distribution center for home furnishing wares. The California importer bought the asset from Fort Worth-based Sharmon Enterprises Inc. The warehouse was emptied about a year ago when tenant, Freed’s Appliances, realigned its business.

David Martin of Dallas-based Henry S. Miller Commercial’s Arlington office and Jim Turano, in the Dallas office, conducted the site search and negotiated the transaction for American Hometex. Mark Skinner and Chris Delzell, also in Henry S. Miller Commercial’s Arlington office, represented the seller.

Martin says the buyer looked at properties in the Mid-Cities, Hurst-Euless-Bedford and throughout the Great Southwest before deciding on the Red Hawk property. Built in 1984, the building sits on about 1.4 acres, a package assessed at $566,944 for 2002 by the Tarrant County Appraisal District. Now that the soft goods’ inventory is in and the crew is settled, American Hometex has enlisted the Henry S. Miller Commercial team to find a tenant for half of the building, Martin tells GlobeSt.com.
