DENVER-The developer of the $1-billion former Gates Rubber site near Broadway and Interstate 25 in south central Denver has submitted plans for new zoning for the 50-acre site. Stephen Moyski, president of Cherokee Denver LLC, and the Regional Transportation District, are seeking to change the zoning from industrial to a Transit Mixed-use District.

When completed over the next 15 years or so, the land could be home to a maximum of 7.5 million sf–2,000 condominiums, 2,000 multifamily rental units, 250,000 sf of retail, 2 million sf of offices, and a hotel.

Moyski is consulting closely with surrounding neighborhoods to see what they want on the property. Cherokee initially sent more than 33,000 post cards to residents, and has followed that up with another 11,000 post cards, and has hosted dozens of neighborhood meetings.

“We have to keep all of the neighborhood groups informed, and within 200 feet of the property we have 12 neighborhood groups,” Moyski says. “I think for a private developer the amount of involvement with surrounding neighborhoods has been unprecedented.”
