Clinphone Subleases 25,500 SF From Merril Lynch

WEST WINDSOR, NJ-Clinphone, a provider of electronic clinical trial management solutions to the pharmaceutical and biotech industries, has subleased 25,500 sf on the first floor at 9 Roszel Rd. here. The company is using the space as its US headquarters, formerly located in nearby Lawrenceville, NJ.

Ray Sohmer, executive director, and Matthew Saker, director of Insignia/ESG’s Central New Jersey office in East Brunswick, represented the sublessor, Merrill Lynch, while GVA Williams of New Jersey represented Clinphone. SJP Properties of Parsippany, NJ owns the property.

“This transaction clearly demonstrates that leasing velocity of quality sublease space in the Princeton area is beginning to increase as tenants recognize that the marketplace is currently offering very favorable conditions for tenants,” Sohmer asserts.

9 Roszel Rd. is a three-story, 111,768-sf class A office building in the Princeton/Route 1 corridor. The building’s interior space has been recently built-out with a number of upgrades, according to Sohmer.
