AUSTIN-Two companies signed up for two big chunks of space, one in Austin’s CBD in a renewal and the other in a new lease in the southwest submarket. Insignia/ESG’s Austin office represented both building owners.

The renewal was Entergy Gulf States Inc., based in Beaumont, TX, which renewed on 11,960 sf at Capitol Center, 919 Congress, just south of the Texas capitol. The company is a subsidiary of New Orleans-based Entergy Inc., a wholesale energy company.

Capitol Center is a 15-story, a 164,044-sf building built in 1984. Tenants include lobbyists with business with the Texas Legislature such as Entergy. The owner, the Los Angeles Fire and Police Pension System bought the building in 1997.

Bart Matheny and Jinny Hines, both of Insignia/ESG’s Austin office, have represented the building owner, LAFP Austin Inc. Michael Kennedy and Kathy Carr, both of Commercial Texas in Austin, acted for Entergy.

In the other deal, Resources for Living Inc. took 14,400 sf at Monterey Tech Center, 4407 Monterey Oaks Blvd. The Austin-based company will expand its confidential telephone counseling service to employees of Resource’s corporate customers.

Monterey Tech Center is a two-building development with a total of 77,646 sf.Matheny and David Putman, also of Insignia/ESG, represented the building owner, Office Partners I LP, and Art Lish of Coldwell Banker handled talks for the tenant.
