IRVINE, CA-A $1.2 million renovation has recently been completed at the Irvine Technology Center. The 58,000-sf building has been converted into a technology-oriented office space.

“The client, Menlo Equities, wanted to convert an industrial/office building that was built more than 30 years ago into technology-oriented office space,” says Ward Mace, a principal at Snyder Langston, the company that worked on the project.

Both exterior and interior improvements were made to the building, which stands at 2601 Campus Dr. in Irvine. Exterior renovations included EIFS cladding the exterior walls, punching holes in the existing tilt-up panels to add windows in the building’s warehouse portion, adding decorative arches to the entrances, painting the exterior, paving the parking area and recreating the landscape.

Interior improvements included demolishing and removing the existing interior space and upgrading the electrical service to a 4,000-amp service. Additionally, new transformers and a portion of the switch gear were installed.

Snyder Langston, the Orange County-based real estate and construction services company, provided preconstruction and general contracting services. In addition, the firm performed government negotiations, budget and schedule management, logistics planning and estimating for the Irvine Technology Center.
