95 Acres of Farm Land Converting to $300 Mil Mixed-Use Downtown Hub

HARRISBURG, NC-J&B Development of Concord, NC has broken ground on Harrisburg Town Center, a planned $300 million mixed-used project that will convert about 95 acres of farm land into a main thoroughfare through the center of town, 10 miles northeast of Downtown Charlotte. The site is at Roberta Road and NC 49, the town’s main artery.

The development plan calls for 440 condominiums or townhome units, 450,000 sf of retail space and 300,000 sf of office space. Developers Joe Murphy and Bob Burkett estimate it will take about a year to install utility lines and complete the town center’s interior streets and sidewalks. The entire venture will take about seven years to complete. They have been planning the enerprise for the past two years.

The project includes 6.6 acres of park or open space and 8.5 acres for undesignated civic use. The developers believe the timing is right for the new town center. Access to the area is improving and Harrisburg is considered one of the fastest-growing areas in Cabarrus County and is expected to grow to 30,000 over the next 15 years.

The preliminary land-use plan and design guidelines were produced by DPR Associates Inc. and Overcash-Demmitt Architects, two Charlotte firms.
