After months of back-and-forth debate, the Oracle Corp. will now enter into exclusive negotiations on the acquisition of a 12.1-acre parcel in Dublin, Calif.

Redwood Shores, Calif.-based Oracle has offered the Alameda County Surplus Authority $45.6 for the site, which once housed a county jail but is now being made into a business park. The firm has also paid a nonrefundable $435,750 for 60-day negotiating rights on the site.

And it’s not alone. High-tech firm Sybase is building its headquarters nearby, and Cisco Systems is also eyeing Dublin property as the area experiences a developmental boom. Many companies are viewing the Silicon Valley’s eastern edge as a cheaper and less traffic-choked alternative to inner Valley locations such as San Jose or Santa Clara.
