GLENDALE, CA-The Urban Housing Alliance of Los Angeles plans a $50-million, 165-unit condominium development at the corner of Los Feliz Boulevard and Gardena Avenue. The project will be developed as transit-oriented housing near the new Metro link and new shopping areas, according to Dave Mitani, SVP and principal in charge of the project for its designer, Steinberg Architects.Mitani calls the new development “the epitome of urban infill” because residents will be able to walk to the train, the bus, the hospital, the market, the drugstore and other shopping and retail service shops. It is one of a number of transit-oriented projects that developers have begun since the extension of commuter rail lines into the city.Prices for the 165 units are anticipated to start at $475 per sf. The units will include loft-style condos ranging from 635 sf and 1,600 sf, all of them with 11-foot ceilings and private balconies, including seven that have rooftop decks. Many of the units will feature views of Downtown Los Angeles or the San Gabriel mountains.The project’s design also includes two 1,100-sf retail spaces at the main entry as well as 4,700 sf of storage. The design incorporates five stories on one side, stepping up to six stories on the opposite side.The complex will include a large landscaped central courtyard, a pool, a spa, a two-story recreation room, sitting areas and outdoor fireplaces. Construction is tentatively scheduled to begin this summer.
