Harbor Place Trades for Close to $204 Per SF

FORT LAUDERDALE, FL-Locally based Dixie Southland Corp. sold Harbor Place for just under $7.5 million. The price equals $203.62 per sf for the four-story, 36,588-sf class A office building at 1600 SE 17th St. Causeway. The buyer is a local affiliate of Orlando-based Hold Thyssen.

Lloyd Berger, president of Berger Realty Corp., which has its headquarters in the building, represented Dixie in the sale. The new owner has retained Berger Realty as the exclusive leasing and managing agent for the property.

Berger tells GlobeSt.com the building was completed in 1987 and is currently 92.5% occupied. Among the tenants are HSBC Bank and several professional service and marine-related firms. The asking rental rate, he says, is $28 per sf.
