Buyer Pays $79 Per SF for Flex/Office Condo Units

WEST WHITELAND TWP., PA-A local private real estate investor, Jonathan Bradlee, acquired four flex/office condominium units–spaces six through nine–within a 42,000-sf building at 609-615 Jeffers Circle in Clover Mill Commerce Center. The combined units acquired by Bradlee total approximately 13,473 sf and include approximately 2,758 sf of office and 10,715 sf of industrial space.

Bradlee paid owners James H. and Susan M. Fahy just over $1 million, or approximately $78.68 per sf. Phil Earley, principal with Wayne, PA-based Lieberman Earley & Co., represented the sellers. Eric Wahlers, an associate with Plymouth Meeting, PA-based Gola Corporate Real Estate Services, represented Bradlee.

Clover Mill was completed in 1990. Units typically include a 16-ft ceiling in the warehouse area and tailgate and drive-in loading facilities. Among the tenants in the center are Applied Technologies Inc., JH Process Equipment, Chesmont Engineering and Titan Cleanroom Products.
