WASHINGTON, DC-The 175,000-sf office building at 1133 Connecticut Ave. opens its doors to new tenants with Franklin Templeton Cos. LLC recent leasing of 28,000 sf of space. The global investment management concern joins the property’s broad list of occupants, which includes Darby Overseas Investments, Dow Corning, Nestle Enterprises, LTV Steel and global law firm Pillsbury Winthrop.

Space in the building leases for about $38 to $42.50 per sf, according to the records of real estate services firm Grubb & Ellis Co., which is charged with handling leasing activity at 1133 Connecticut on behalf of property owner the Lenkin Co. Situated on a corner lot in the city’s central business district, 1133 Connecticut Ave. is adjacent to the Mayflower Hotel.

The property, a class A structure that rises 12 stories high, was developed in 1988. The building also features ground-level retail space currently occupied by a two-story Filene’s Basement clothing store.
