SALT LAKE CITY- The largest open-air retail development in the State of Utah will be completed next spring with the opening of a 200,000-sf free-standing concept store by Sears, Roebuck and Co. and a 150,000-sf neighborhood shopping center. The development is located in the Salt Lake City Suburb of West Jordan.

Jordan Landing Shopping Center, a 1.4-million-sf project of Carlsbad, CA-based Russell W. Grosse Development Company, broke ground in September 1999 with a 24-screen, 5,600-seat Cinemark movie theater that anchors the “Entertainment Village,” which includes 17 national and local restaurants. Tenants in the Lifestyle Center of the project include Lowe’s, Wal-Mart, Sam’s Club, Barnes & Noble, OfficeMax, TJ Maxx and Old Navy.

Rounding out the big box component, Sears, Roebuck and Co. is planning to open its new 200,000-sf Sears Plus prototype in the fall of 2003. The freestanding single-floor facility will have an expanded line of apparel, health and beauty aids, an automotive-repair center, home entertainment and children’s section. Similar to discount retail competitors such as Kohl’s and Target, Sears Plus will have central cashiers and shopping carts for visitors. The store is one of four locations across the United States where the heretofore enclosed mall retailer intends to test the new concept.

Sears and the other big box retailers will be located at the southern portion of the project. The final phase of the project is a 150,000-sf neighborhood center that will get underway in the next 60 days and be anchored by a specialty grocer, according to Jeff Vitek, a senior vice president at CB Richard Ellis Retail Services and the team leader for leasing at Jordan Landing Shopping Center.

Vitek tells GlobeSt.com that the neighborhood center is 75% preleased. Financing for the project is being led by Zion’s of Salt Lake City.

Jordan Landing Shopping Center is part of a 500-acre mixed-use development that includes an auto mall, an industrial park, 60 acres of office land and 2,000 units of housing. The industrial and office land is being sold to users and developers. Some 200,000 sf of office is underway as a build-to-suit development on 20 of the 60 acres. The rest remains available.
