Smith Mack Sells Industrial Property for $2.6M

FALLSINGTON, PA-The Wayne, PA office of Mt. Laurel, NJ-based Smith Mack & Co. has sold an 80,000-sf industrial building on Lower Morrisville Road in Fallsington, PA for $2.6 million or $32.50 per sf. The buyer is Bristol, PA-based Griff & Associates, a manufacturer of specialty paper and film.

Smith Mack, an ONCOR International company, is the sole broker.

Meanwhile, Smith Mack also begins construction on One Providence, a 32,000-sf class-A office building on Route 29 in the Providence Corporate Center in Collegeville, PA in Montgomery County. Smith Mack is the listing agent for the building, which is scheduled for completion in early September.

Providence Corporate Center occupies 149 acres in Upper Providence Township near the junction of Routes 422 and 29. The rental rate on class-A office space in Montgomery County is approximately $23 per sf, brokers for the area tell GlobeSt.com.
