NEW YORK CITY-Twelve new tenants leased a total of 16,246 sf at the Lincoln Building in the period between April and July. 33 tenants renewed over 61,000 sf, with the building’s largest tenant, the law firm of Hopgood, Calimafde, Judlowe & Mondolino renewing almost 25,000 sf.

“The Lincoln Building undergoes two major renewal periods each year, allowing building management to put together blocks of space for new, existing and renewal tenants,” says Kevin Driscoll, the building’s general manager. Driscoll adds that the Lincoln Building has seen a great deal of leasing activity despite the uncertain economy.

“We have a major capital improvement program proceeding, we offer some of the best amenities of any office building in the city, and we’re in the heart of the Grand Central district–one of the most sought-after areas in Manhattan today,” says Driscoll. The capital improvement program includes new windows, refurbished corridors, elevator cabs and washrooms. A new HVAC system will provide air conditioning throughout the building.

Emmes Marketing is repositioning 20 West 55th Street and the adjacent Rockefeller Townhouses at West 54th Street as boutique office property. 30,000 sf is available for lease, according to Richard Coles, SVP of Emmes Realty Services, the property manager and affiliate of the building owner. Insignia/ESG has been retained to lease the available space. Current tenants include US Trust, American Standard, and the restaurant Aquavit.
