Panattoni-Hillwood Considering 1 Million-sf Industrial Project

The winning team of Ross Perot Jr.’s Hillwood Development Co. and Sacramento-based Panattoni Development Co. are eyeing another Dallas project – a 1 million-sf warehouse and distribution complex in West Dallas.Panattoni-Hillwood is negotiating with Industrial Developments International for a 60-acre tract in the 900-acre Pinnacle Park, located at the intersection of Interstate 30 and Cockrell Hill Road. “It is not a done deal,” cautions David Pelletier, Hillwood’s communications director.” He says the project, if it proceeds, will consist of two structures totaling 1.3 million sf. If a deal is signed, it would be the largest spec project undertaken in several years in the park. Wide open spaces with infrastructure and in-place tax abatements make West Dallas an attractive proposition to metroplex developers and corporations. Southwestern Bell Telephone plans to build an office complex designed for up to 2,000 employees while Argent Property Co. is ticketing the park for an industrial project.Panattoni-Hillwood, nearing its second anniversary, presently has about 3.6 million sf under construction in the DFW metroplex.
